Olive Grove Suites IKE – Terms & Conditions

These Terms & Conditions form the rental agreement between Olive Grove Suites IKE, a company incorporated in Greece (“we,” “us,” “our”), and the guest (“you,” “your”). By confirming your booking and paying the deposit, you agree to be bound by these terms.

1. Booking & Payment

1.1 Deposit – A non-refundable deposit of 30% of the total rental cost is required to confirm your booking.
1.2 Balance Payment – The remaining balance must be paid no later than 28 days (4 weeks) before arrival. For bookings made within 28 days of arrival, full payment is required immediately.
1.3 Security Deposit – A refundable security deposit (amount advised in your booking confirmation) is payable with the final balance. This covers damages, loss of keys, excessive cleaning, or breach of terms. Refunds will be processed within 7 working days after departure, less any deductions.
1.4 Booking Confirmation – A completed and signed booking form must accompany the deposit. Your booking is confirmed when Olive Grove Suites IKE sends written confirmation (including by email).

2. Prices

2.1 All prices are quoted in Euros (€) per property per week and are subject to change until confirmed.
2.2 Prices include electricity, water, bed linen, bath towels, and end-of-stay cleaning, unless otherwise stated.
2.3 Optional extras (e.g., airport transfers, cot hire, welcome packages) may be available at an additional cost.

3. Use of the Property

3.1 The property is for holiday use only unless otherwise agreed in writing by Olive Grove Suites IKE.
3.2 The maximum occupancy is as stated in the property description, excluding infants under two years.
3.3 You must not sublet or assign your booking to another party.
3.4 You are responsible for reporting any breakages, damages, or faults immediately.
3.5 Olive Grove Suites IKE reserves the right to terminate your stay without refund if:

  • The property is misused
  • Occupancy exceeds the maximum allowed
  • Dangerous, abusive, or disruptive behavior occurs

4. Guest Responsibilities

4.1 Ensure all members of your party hold valid travel documentation.
4.2 You are responsible for supervising children at all times, especially around the pool.
4.3 You must leave the property in a clean and tidy condition. Additional cleaning may be charged at €50 per hour if excessive.
4.4 Loss of keys will incur a €50 replacement charge.
4.5 Towels and linen are provided for use inside the property only – please bring your own beach/pool towels.
4.6 Smoking is not permitted inside the property.
4.7 Pets are only allowed by prior written agreement from Olive Grove Suites IKE.

5. Cancellation by the Guest

5.1 Cancellations must be made in writing (email accepted).
5.2 Charges apply as follows:

  • 30 days or more before arrival – 50% of the deposit refunded
  • 29 days or less before arrival – No refund of the deposit
  • No-show or early departure – No refund of unused nights

5.3 We strongly recommend you take out comprehensive travel insurance to cover unforeseen cancellations.

6. Cancellation or Changes by Olive Grove Suites IKE

6.1 In the unlikely event that Olive Grove Suites IKE must cancel your booking, we will refund all monies paid to us in full.
6.2 We are not liable for any further compensation in cases of force majeure, including but not limited to natural disasters, pandemics, strikes, war, or utility failures beyond our control.

7. Liability

7.1 The liability of Olive Grove Suites IKE is limited to the total rental amount paid to us.
7.2 We are not responsible for:

  • Loss or theft of personal belongings
  • Injury, illness, or accidents occurring during your stay (unless caused by our negligence)
  • Noise, disturbances, or disruptions beyond our control

7.3 Guests should ensure they have adequate holiday insurance.

8. Complaints

8.1 If you have any problems or concerns during your stay, please notify Olive Grove Suites IKE immediately by phone or email so we can attempt to resolve the issue promptly.
8.2 We take all complaints seriously and aim to respond within 24 hours during your stay.
8.3 Complaints received after your departure will be considered, but only if we were not given a reasonable opportunity to resolve the matter during your stay.

9. Swimming Pool, Local Wildlife & Internet Use

9.1 Swimming Pool Safety

All of our Villas have swimming pools, which are not manned. Please familiarize yourself thoroughly with the depth of the pool and how to get out. Exercise safety and caution at all times, especially with children, non-swimmers and if diving. You are responsible for the supervision of children and non-swimmers. Olive Grove Suites IKE is not liable for any accidents or injuries related to pool use.

9.2 Local Wildlife

Please note that all of our villas are located in rural areas, where wildlife such as animals and insects are as natural a part of the landscape as the grass and the trees. It would not be particularly unusual to encounter animals, such as snakes, deer, goats, cats (stray or belonging to nearby locals), or insects such as wasps, bees, flies, ants or spiders. Insects and animals can be attracted to swimming pools, nearby streams or ponds, local vegetation or sometimes food left out following an al fresco meal. We would urge you to keep doors and windows closed as far as practicably possible and to clear all remains of food following an outdoor (or indoor) meal. Please do not purposefully feed any local animals – it will encourage them to return and they may not be so welcome to the next guests. Please note that we cannot be held accountable for the presence of animals or insects at the villa you choose. If you suffer allergies triggered by animals, please let us know before booking – whilst we cannot guarantee animals will not be present.

9.3 Internet Access

Complimentary Wi-Fi is provided for guest use. We do not guarantee uninterrupted internet access or speed. Olive Grove Suites IKE is not responsible for any loss or damage arising from failure or interruption of internet services. Illegal use of the internet (e.g., piracy, hacking) is strictly prohibited and may result in termination of your stay without refund.

10. Governing Law

This agreement is governed by the laws of Greece, and any disputes will be subject to the exclusive jurisdiction of the Greek courts.
